A REGION TO GET TO KNOW
Five downtowns. A valley full of possibility.
The Tri-Valley connects Pleasanton, Dublin, Livermore, San Ramon and Danville, with Alamo and the surrounding San Ramon Valley part of the wider conversation. A wine-country afternoon, an office-day commute and a walkable downtown can all matter to the same home search. Compare the specific address and daily route, not just the city name.
BUILD YOUR OWN SCOUTING ROUTE
Many places.
Your own way to be local.
Pleasanton
Start around Main Street, then compare the streets near downtown with the west-side foothills and other neighborhoods. Put Pleasanton Ridge and the route to your workplace on the same scouting itinerary.
Read the Pleasanton guide →Dublin
Explore established western neighborhoods, the downtown area and eastern Dublin separately. Compare access to the two Dublin/Pleasanton BART stations, parks and the exact association costs of each property.
Read the Dublin guide →Livermore
First Street offers a downtown starting point; the wider city reaches toward vineyards and open-space destinations. A rural-feeling address deserves a different property checklist from a downtown condominium.
Read the Livermore guide →San Ramon
City Center and Bishop Ranch provide one anchor; other parts of the city have their own parks and neighborhood patterns. Check the actual commute and ownership costs rather than treating every address as interchangeable.
Read the San Ramon guide →Danville & Alamo
Hartz Avenue, Danville Boulevard and the Iron Horse Trail connect a series of local places. Explore the town center and surrounding neighborhoods on separate visits.

Pleasanton Ridge Regional Park
Foothill walks and longer hill routes make a useful counterpoint to a downtown visit. Check trail advisories and your chosen staging area before setting out.

Official visitor information ↗Independent local suggestions, not rankings or paid endorsements. Check current access, hours and reservations directly. A neighborhood visit should include the actual address and daily routes you would use.
FROM THE PLACE TO THE PLAN
Financing with the details in view.
One region, two counties
Pleasanton, Dublin and Livermore are in Alameda County; San Ramon and Danville are in Contra Costa. Confirm the county and unit count before looking up loan limits, taxes or assistance programs. Similar prices do not mean identical ownership costs.
Newer homes and established neighborhoods
Ask for the actual tax bill, any special assessments and the homeowners association (HOA) records when applicable. Compare the proposed payment with realistic insurance and savings for after closing. For a new-home incentive, ask how a credit toward closing costs compares with a temporary buydown.
A move that depends on selling
Bring both homes into the financing discussion. Establish the amount of cash you can use now, the order of closings and a backup timeline. An attractive offer on the next property should still work if the current sale takes longer.
Tri-Valley mortgage questions.
Does one loan limit cover the entire Tri-Valley?
Use the property’s county, program, unit count and applicable year. Check our sourced county table rather than inferring the limit from a regional label.
Should I choose a builder’s buydown?
Compare the full written offer with other financing, including fees, the permanent payment and alternative uses of the incentive. The initial payment is one part of the decision.
