Option A

Option B

Your comparison

Start with your two estimates.

Enter all four amounts to see payments plus upfront loan costs over your chosen period.

What this comparison includes and what it leaves out

Formula: monthly principal and interest × months + upfront loan costs, net of lender credits. Use consistent cost categories in both estimates. Do not include your down payment, escrow deposits or prepaid taxes as loan costs.

This adds up the payments and upfront costs you entered. It does not show the loan’s full cost or prove that one choice saves money. It excludes taxes, insurance, mortgage insurance, HOA fees, changes in payment, remaining principal balance, time value of money and tax effects. A lower outlay can leave a larger balance, especially if loan amounts or terms differ. It assumes payments stay unchanged. Compare the full Loan Estimates and remaining balances with your loan officer.

Simple break-even divides the extra upfront cost by the monthly payment difference; it is only a starting point, not a recommendation.
