TRY YOUR NUMBERS

These are sample numbers to help you explore. Replace them with your own estimates; they are not today’s rates or a loan offer.

Taxes, insurance & other costs

Use estimates for the home you are considering. HOA means homeowners association. Ask about any extra property charges and enter mortgage insurance if your loan requires it.

These numbers stay in your browser. We do not receive them.

Principal is the money you borrowed. Interest is the cost of borrowing it. HOA dues are homeowners association charges. Mortgage insurance protects the lender if you stop paying; it is different from insurance that covers damage to your home.

The Tri-Valley connects Pleasanton, Dublin, Livermore, San Ramon and Danville, with Alamo and the surrounding San Ramon Valley part of the wider conversation. A wine-country afternoon, an office-day commute and a walkable downtown can all matter to the same home search. Compare the specific address and daily route, not just the city name.

Rossmoor financing.
Experience that goes deeper.

Several years specializing in Rossmoor, with lender relationships for co-ops and condos, including properties that did not fit a traditional financing path or a prior lender’s project review.

If another lender said no, let’s find out why. A different lender will still need to approve both your finances and the property.

A few useful answers

Good questions.
Clearer decisions.

What does a mortgage broker do?

A mortgage broker helps you find lenders and loan options. The lender makes the loan; the broker helps you compare choices. Ask about rates, fees and terms together. CFPB: brokers and lenders.

How do I compare mortgage offers?

Compare offers using the same loan amount, loan type, term and rate-lock assumptions. Review monthly payment, APR, points, closing costs and cash to close together. Read the mortgage comparison guide.

Do you work only in Danville?

Danville is our home base. We welcome conversations about properties across the Bay Area. Your loan officer can confirm service and program availability for your property and situation. Explore our community guides.

Where should I start if I’m still exploring?

Start with a conversation about your timeline and goals. You don’t need to know which loan program to ask for before you speak with the team. Talk with Mike or Diana.

How do I know which loan limit applies?

The program, year, property county and number of units matter. Ask the team to help you find the current official source and understand how it relates to your scenario. Find the official loan-limit sources.

Should I refinance just because a rate is lower?

A useful comparison also considers closing costs, loan term, payment changes and how long you expect to keep the loan. Discuss those tradeoffs before deciding. Understand refinance break-even.
