An ARM deserves a closer look.

When a 5/6, 7/6 or 10/6 adjustable-rate mortgage may fit your plans and how to compare the initial savings, future adjustments and payment risk.

Why consider an ARM when payment matters?

An adjustable-rate mortgage, or ARM, usually starts with a rate that stays the same for a set number of years. After that, the rate can change. If its starting rate is lower than a fixed-rate offer, you could pay less during those early years. Compare actual quotes; an ARM is not always cheaper.

This may be worth a look if you expect to move before the rate can change. But plans change. Ask what you would pay if you stayed longer. Freddie Mac explains the possible benefits and risks.

Ask for ARM and fixed-rate quotes on the same day with the same loan amount, down payment and repayment period. Compare fees and payments, plus how much you would still owe when you expect to move. We can help you read the numbers side by side.

What do 5/6, 7/6 and 10/6 mean?

5/6Initial rate fixed for 5 years
7/6Initial rate fixed for 7 years
10/6Initial rate fixed for 10 years

For these structures, also written 5/6m, 7/6m and 10/6m, the rate can adjust every six months after the initial period. The second number does not mean six years. A 5/1 instead typically adjusts annually after year five. Confirm the exact terms in your disclosures.

The years before the rate changes are not the full time you have to repay the loan. Taxes and insurance can still change while your interest rate stays the same. The CFPB’s ARM handbook explains these structures.

How does the rate change after the fixed period?

Your loan agreement explains how the new rate is worked out. There are a few terms worth knowing:

  • Index: a market interest rate that goes up or down.
  • Margin: a set number added to that index. It is written into your loan agreement.
  • Caps: limits on how much your rate can rise at the first change, at later changes and over the life of the loan.
  • Floor: the lowest rate the agreement allows.

The lender adds the index and margin, then applies the loan’s rules. Your starting rate may be below that result. That means your rate could rise at the first change even if market rates have not gone up.

Ask your loan officer to show the first possible increase and the highest payment the agreement allows. Also ask whether an increase blocked by a cap can be carried into a later adjustment. Read more from the CFPB about index and margin and rate caps.

Ask for three scenarios before choosing.

  1. You move when planned. Add up the payments and upfront costs to that date. Compare how much you would still owe on each loan.
  2. You stay longer. Ask what the first changed payment would be using today’s market index and your loan’s rules. This is an example, not a prediction.
  3. The rate rises as much as allowed. Ask for the highest possible payment at the first change and later in the loan. Add taxes, insurance and other housing costs. Could you still manage it?

If only the starting payment fits your budget, take another look before choosing. A fixed-rate loan may give you more peace of mind. The lender must still check whether you qualify for either option.

Can I just refinance before the rate adjusts?

You can look into it, but do not count on it. Rates, your income, your credit and your home’s value can change. Make sure you have a plan for keeping the ARM if you cannot sell or refinance.

You can also ask about a fixed-rate loan with a temporary buydown. With that option, payment help ends on a set schedule but the loan’s fixed rate stays the same. With an ARM, the interest rate itself can change. Ask us to compare both using written estimates.
