The Bay Area field guide · Sonoma

Sonoma County.
A closer look.

Explore Sonoma County neighborhoods, parks and dining, with practical mortgage planning for the property, ownership costs and your next move.

A REGION TO GET TO KNOW

Beyond the weekend. Into everyday wine country.

Sonoma County ranges from river towns and coastal communities to Petaluma, Santa Rosa and the Sonoma Valley. A home near a town square can raise different practical questions from a rural parcel or coastal retreat. Explore the region broadly, then make the property review specific.

BUILD YOUR OWN SCOUTING ROUTE

Many places.
Your own way to be local.

01

Sonoma, Glen Ellen & Kenwood

Explore Sonoma Plaza and the smaller valley communities as distinct places. Spend time on the routes between town services and the actual property.

02

Petaluma

The river and downtown give a useful starting point for a scouting day. Compare nearby residential streets with addresses farther from the center before deciding what fits your routine.

03

Santa Rosa & Rohnert Park

Plan visits around several neighborhoods and your recurring destinations. Association costs, property condition and the route to work should sit beside the asking price.

04

Healdsburg, Windsor & northern towns

Use town centers as anchors, then explore the surrounding residential areas. A longer regional trip may change the daily plan even when a weekend visit feels effortless.

05

Sebastopol, the Russian River & the coast

These are separate settings within a large county. Give rural or coastal access, utilities, flood information and insurance their own review with qualified professionals.

LEAVE TIME TO ENJOY THE PLACE

Outside. Around town.
At the table.

Sonoma County regional parks

Explore the county’s park resources for coastal and inland outings, including Doran and Spring Lake. Choose the actual park and check current conditions before making plans.

FROM THE PLACE TO THE PLAN

Financing with the details in view.

01

Separate home, retreat and rental plans

Explain your whether you plan to live there and any proposed rental use at the beginning. A second-home plan should not quietly become an investment-property assumption later in the process. Confirm local use questions with the appropriate professionals.

02

Treat acreage as a question, not a conclusion

Parcel size alone does not describe improvements, access, services or use. Ask what the lender needs to understand about the property, and give your agent a clear list of unresolved questions before making an offer.

03

Use a full ownership budget

Include insurance, maintenance, utilities and appropriate savings for after closing. If you plan improvements after closing, distinguish their cost from the cash needed to complete the purchase. Ask how much cash available would remain under each financing option.

Sonoma County mortgage questions.

Is the City of Sonoma the whole county?

No. Sonoma County includes many cities, towns and rural communities. Confirm the actual jurisdiction and property address when researching local services and financing.

Can you review a property outside the main towns?

Yes, we can discuss the scenario. The lender still needs to evaluate the property type, location, use and other applicable requirements.
