The Bay Area field guide · Santa Clara; some communities extend into San Mateo

Silicon Valley & South Bay.
A closer look.

Explore Silicon Valley & South Bay neighborhoods, parks and dining, with practical mortgage planning for the property, ownership costs and your next move.

A REGION TO GET TO KNOW

Complex income. Distinct neighborhoods. A clearer plan.

Silicon Valley is a regional name, not a county or one kind of home. A search might connect Palo Alto and Mountain View with Sunnyvale, Santa Clara, San Jose, Cupertino, Campbell or Los Gatos. The right conversation combines the place, the property and how your income is actually documented.

BUILD YOUR OWN SCOUTING ROUTE

Many places.
Your own way to be local.

01

Palo Alto & Los Altos

Compare downtown-oriented streets with other residential settings and the route to your recurring destinations. Check the parcel’s jurisdiction and intended improvements rather than relying on a regional label.

02

Mountain View & Sunnyvale

Explore downtown areas and transit connections, then compare the actual buildings and associations in a townhouse or condo search. Test the full door-to-door trip.

03

Santa Clara & Milpitas

Give each neighborhood its own visit. For a planned move tied to a new job or changing compensation, bring the timing into the financing conversation early.

04

San Jose

Willow Glen, Japantown, the Rose Garden and other districts offer distinct starting points. Explore more than one part of the city before treating San Jose as a single neighborhood.

05

Cupertino, Saratoga & Los Gatos

Compare the specific streets, access and ownership responsibilities of each home. A hillside property and an attached home can need very different preparation.

06

Campbell & the southern valley

Explore Campbell’s local center and the communities farther south according to your own routine. Longer-distance moves deserve a realistic commuting and ownership budget.

LEAVE TIME TO ENJOY THE PLACE

Outside. Around town.
At the table.

Rancho San Antonio Preserve

A regional open-space destination with trails and connected parkland. Use Midpen’s current notices, trail rules and parking information before visiting.

FROM THE PLACE TO THE PLAN

Financing with the details in view.

01

Build the income file before the offer

If pay includes restricted stock, bonuses, commissions or business income, ask which history and documents the lender needs. An equity award’s headline value is not automatically income the lender can use. Separate cash already available from stock awards or sale money you expect later.

02

Compare structure as well as rate

Ask how conforming, high-balance and jumbo choices differ for the proposed amount. An ARM may be worth comparing when its actual initial pricing and fixed period fit your plan, but include the later-payment scenario and a longer-than-expected stay.

03

Protect flexibility after closing

Look at the money needed to complete the purchase, your later expenses and the savings you want left over. The largest possible down payment is not automatically the most useful plan if it leaves little room for moving costs, repairs or changes in income. Discuss the tradeoffs with your loan officer.

Silicon Valley & South Bay mortgage questions.

Can RSUs or bonuses help with qualification?

Potentially, depending on lender requirements and the documented income history. Start with our RSU and bonus preparation guide, then discuss your specific records through a secure channel.

Is Silicon Valley a separate conforming-limit region?

No. Use the property’s actual county, unit count and year. Silicon Valley spans a regional identity rather than a single loan-limit jurisdiction.

Where is your office?

Our office is at 538 San Ramon Valley Blvd in Danville, open daily from 9 a.m. to 5 p.m. These guides describe our Bay Area service area; they do not imply an office in each community. Contact our team.

Sources & local reference notes
