From Sacramento’s established neighborhoods to Folsom and Elk Grove, start with the daily life you want, then compare the property, the financing and the full cost of the move.
Find the place.
Then build the plan.
Sacramento
Compare the actual block, property condition and route to your everyday destinations. For a condo or a small multi-unit purchase, bring the ownership documents and intended use into the financing conversation early.
Folsom
A search can include established neighborhoods and newer communities south of Highway 50. Compare the specific home’s completion schedule, association costs and tax estimate before treating two listings as equivalent.
Elk Grove
Include the city’s permit reports and development map in your research. For a new home, ask what is included in the advertised price, which upgrades cost extra and when the finished property will be ready.
Rancho Cordova & the county’s other communities
Keep the actual address at the center of the search. Test your commute at the time you would travel and compare taxes, insurance and ongoing costs alongside the purchase price.
A CLOSER LOOK / DEVELOPMENT
What is taking shape?
Folsom’s 2024 environmental review describes a Folsom Plan Area capacity of up to 11,461 homes. That is planned capacity, not a count of homes currently for sale. Elk Grove publishes monthly building-permit reports and a map separating projects in review from those under construction.

Planning sources checked October 31, 2026. Approvals, permits, construction and completed homes describe different stages. Verify the current status of the specific property.
Compare the whole payment.
Ask for a property-specific estimate that includes taxes, insurance, association dues and applicable special assessments. A builder credit or temporary buydown can change the upfront or initial payment picture; compare the permanent payment and written loan terms too.
If moving from the Bay Area, establish which funds are available now and which depend on selling your current home. Explore the numbers in the payment studio and keep both scenarios in the comparison worksheet.
Is every “Sacramento area” address in Sacramento County?
No. The wider region crosses county lines. Roseville, Rocklin and Lincoln are in Placer County. Use the property’s actual county when checking limits and local costs.
Where is LMB based?
Our office is in Danville. These guides help you prepare a California home-financing conversation; they do not represent a separate local office. Program availability depends on the borrower, property and lender.
