A REGION TO GET TO KNOW
Waterfront mornings. Hillside afternoons.
Marin stretches from bayfront towns to inland valleys and the coast. A home search may connect Sausalito, Mill Valley, Larkspur, San Rafael and Novato, but those names are only starting points. Spend time with the road, slope, waterfront setting and local center around each property before deciding how it fits your life.
BUILD YOUR OWN SCOUTING ROUTE
Many places.
Your own way to be local.
Sausalito, Tiburon & Belvedere
Explore the waterfront and the route from the shore to a particular address. Test the whole journey to work, including access to the ferry if that is part of your plan.
Mill Valley
Compare the downtown area with surrounding hillside streets. Visit the route from a home to shops and recreation, and include driveway or stair access in your own assessment.
Larkspur & Corte Madera
Treat historic downtown streets, shopping areas and ferry connections as separate stops. A map can suggest proximity without showing the full daily trip.
San Anselmo, Fairfax & Ross
Explore town centers and the roads connecting them before narrowing a search. Review each address’s property and insurance information rather than applying one assumption to the entire valley.
San Rafael & Novato
Both offer several neighborhood settings and commercial centers. Build your scouting route around your own destinations and the specific property, including any association responsibilities.
West Marin
Coastal and rural properties deserve extra time for access, utilities and property-use questions. Distinguish a town-center home from an acreage or coastal setting.
LEAVE TIME TO ENJOY THE PLACE
Outside. Around town.
At the table.
Mount Tamalpais State Park
A signature Marin outdoor destination. Use California State Parks’ current park information to plan access, trail choices and conditions.
Official visitor information ↗Restaurant Picco · Larkspur
A Magnolia Avenue dining stop to pair with a walk through downtown Larkspur. The restaurant and neighboring pizzeria have their own menus.
Official visitor information ↗Independent local suggestions, not rankings or paid endorsements. Check current access, hours and reservations directly. A neighborhood visit should include the actual address and daily routes you would use.
FROM THE PLACE TO THE PLAN
Financing with the details in view.
Bring location-specific costs forward
Ask for an insurance quote and property disclosures before finalizing the payment picture. A waterfront, hillside or rural location may raise different questions; let the actual address drive the review.
Compare jumbo and conforming options thoughtfully
Start with the verified county limit and proposed loan amount, then compare down payment, savings for after closing, costs and paperwork. A larger down payment can change the financing discussion but should be weighed against the cash you want to retain.
Put the next home and current home on one timeline
If selling elsewhere in the Bay Area to move to Marin, outline both closing dates and the source of funds. Discuss what happens if the sale, appraisal or move takes longer than expected.
Marin County mortgage questions.
Does living near the water change the mortgage?
The lender reviews the specific property, including applicable insurance and other requirements. Ask about the address rather than assuming that all coastal or bayfront homes receive the same treatment.
