A REGION TO GET TO KNOW
Three towns. Connected by more than a name.
Lamorinda brings Lafayette, Moraga and Orinda into one regional conversation, while each place has a distinct center and network of local streets. Reservoir paths, town parks and hillside routes belong alongside the practical questions: how you get home, where you spend an ordinary afternoon and what the property will cost to own.
BUILD YOUR OWN SCOUTING ROUTE
Many places.
Your own way to be local.
Lafayette
Explore the Mount Diablo Boulevard corridor, the reservoir area and surrounding residential streets separately. A downtown stop can feel very different from a hillside address a short distance away.
Read the Lafayette guide →Moraga
The Commons, the Lafayette-Moraga Trail and the town’s shopping areas provide useful reference points. Test your actual route to regional transit or work rather than assuming a station is nearby.
Read the Moraga guide →Orinda
Visit both sides of downtown and the BART station area, then drive the route to a specific home. Hillside access and the journey back from the village deserve an in-person look.
Read the Orinda guide →LEAVE TIME TO ENJOY THE PLACE
Outside. Around town.
At the table.

FROM THE PLACE TO THE PLAN
Financing with the details in view.
Start insurance research with the address
Ask an insurance professional for a quote for that home early, particularly when reviewing a hillside home. Bring the quoted premium and any required work into the budget; an estimate for a different street may not carry over.
Look beyond the square footage
Retaining walls, drainage, access, additions and the history of improvements are useful subjects for your agent and inspectors. Give the lender an accurate description of the property and any known condition issues before assuming a standard financing path.
Coordinate equity and savings for after closing
A move within Lamorinda can involve substantial equity in a current home and less cash available right now. Discuss timing, sale proceeds and savings for after closing with the loan officer before building an offer around funds that have not arrived.
Lamorinda mortgage questions.
Is Lamorinda a separate loan-limit area?
No. Lafayette, Moraga and Orinda are in Contra Costa County. The county, property units, program and year determine which published limit to consult.
Can I finance a hillside home?
The address and property condition matter. Ask the loan officer to review the actual scenario, including insurance and appraisal questions, rather than drawing a conclusion from the neighborhood alone.
