Why local knowledge matters

A home here deserves
a closer look.

Useful expertise connects your financial picture, the particular property and the people involved in your next move.

We know these communities and have relationships with the real estate agents who work here. That local connection matters alongside thoughtful preparation, clear explanations and a financing team people can reach.

01 · Your financial picture

Your income may have
more than one moving part.

Your pay may include salary, company stock, bonuses or business income. A lender may not count all of it the same way. We can help you understand what records it needs and which income it can use.

For applicable conventional loans, see Fannie Mae’s restricted-stock guidance and self-employed borrower guidance. Other programs may have different requirements.

02 · The actual address

The property has
its own questions.

Insurance, taxes, association costs and property documentation belong in the conversation alongside the loan amount. For a condo, the lender may also need the building’s insurance, budget and repair records. Ask what needs to be reviewed for the actual home, rather than assuming every property in a city has the same financing profile.

One useful local detail: Contra Costa County explains that supplemental property tax bills may follow a purchase and are sent to the owner even when a mortgage has an account that collects money for taxes each month. Build that question into your cash planning.

03 · The tradeoffs

Compare more than
the headline rate.

Look at the payment, upfront costs, cash to close, loan term and how long you expect to keep the loan. Ask for the assumptions behind a comparison and what could change. Local guidance is valuable when it helps you understand those choices; location alone does not guarantee a lower rate or approval.

04 · Local relationships

Trust matters
when an offer is on the table.

An offer is more than a price. The people considering it also want to understand the financing and the path to closing. Our local market knowledge and relationships with real estate agents help us work with your agent to present a clear financing plan.

Familiarity, responsive communication and thoughtful preparation can help build confidence in an offer. Mike or Diana can discuss your financing with your agent and, with your permission, help address questions from the listing side. You choose the agent you work with.

The seller decides which offer to accept. Relationships support communication and confidence; they do not guarantee acceptance or loan approval.
